Weekly Market Update (September 30 - October 6) : October Starts With More Listings, Fewer Sales

The Greater Edmonton real estate market is settling into the fall season, and this week’s numbers show a market with more new listings but fewer sales.

According to the REALTORS® Association of Edmonton’s Weekly Market Watch, the Greater Edmonton Area recorded 896 new listings and 438 unit sales between September 30 and October 6. New listings increased by 9%, while unit sales were down 8%.

For buyers and sellers, these numbers are worth watching because they give us a snapshot of how active the market was at the start of October.

More Homes Came Onto the Market

One of the clearest numbers this week is the 896 new listings, representing a 9% increase.

That means buyers had more properties coming onto the market during the week. More choice can give buyers additional opportunities to compare homes, neighbourhoods, features and pricing before making a decision.

For sellers, this also means competition matters. When more properties are available, pricing, presentation and marketing become even more important when trying to stand out.

Sales Activity Slowed

There were 438 unit sales during the week, down 8%.

A slower week does not tell us that buyers have disappeared. Real estate activity naturally changes throughout the year, and the REALTORS® Association of Edmonton has noted that sales activity has been slowing as the market moves into the fall season. Its September monthly report recorded 1,959 sales, down 8.8% from August and 10.3% from September 2025.

The weekly numbers reinforce that we are seeing a quieter pace compared with some of the busier periods earlier in the year.

Prices Moved Lower This Week

The average price was $467,000, down 4%, while the median price was $426,000, down 5%.

It is important not to look at one week's percentage change and assume that home values across Edmonton have suddenly dropped by the same amount. Weekly statistics can move around depending on the mix of properties that sell during that period.

Looking at the broader monthly picture provides additional context. The REALTORS® Association of Edmonton reported that the September average residential selling price was $466,080, down 0.8% from August but still 2.9% higher than September 2025.

So while this week's numbers show some downward movement, the bigger picture is more measured.

What This Means for Buyers

For buyers, the combination of more new listings and slower sales activity can create more opportunities to take your time and compare your options.

That does not mean every property will be negotiable or that every home is a bargain. The right approach is still to understand the specific neighbourhood, property type and price range you're shopping in.

A good home-buying strategy is about knowing the numbers before you make an offer.

What This Means for Sellers

For sellers, the message is simple: you need to compete for attention.

With 896 new listings entering the market this week, buyers have choices. A well-presented home, realistic pricing and a strong marketing strategy can make a meaningful difference in how your property performs.

The goal isn't simply to be listed. The goal is to give buyers a reason to choose your home.

The Bottom Line

The Greater Edmonton market is showing signs of a more measured fall pace.

This week's numbers tell us:

  • 896 new listings | +9%
  • 438 unit sales | -8%
  • $467K average price | -4%
  • $426K median price | -5%

There is more inventory coming onto the market, sales activity has slowed, and prices moved lower this week. At the same time, the latest monthly data shows that the average residential price remains above where it was a year ago.

As always, the overall market is only part of the story. Your neighbourhood, property type and individual circumstances matter.

If you're thinking about buying, selling or simply want to understand what the market means for your home, we're happy to help you make sense of the numbers.
