There were 3,864 new listings — a month-over-month increase of 7.2% and a year-over-year increase of 11.3%. Inventory levels increased 0.1% from the previous month and are 16.7% higher than September 2025.

Average selling price across all residential property types decreased by 0.8% from the previous month to $466,080, a price 2.9% higher than September 2025. The MLS® Home Price Index (HPI) composite benchmark price in the GEA was $423,100, decreasing 0.9% from August 2026 and decreasing 0.3% year-over-year.

“Sales activity has slowed with the arrival of the new school year, and although new listings are up, typical seasonal trends suggest sales will not rebound until after year end. Average price is still holding onto the gains it has made in 2026, but when considering year-over-year trends, price growth has slowed over the last few years. The rising inventory in our market could soften that growth even further.” –Darlene Reid, 2026 Board Chair, REALTORS® Association of Edmonton
