Edmonton, AB – November 3, 2026 — The Greater Edmonton Area (GEA) real estate market reported 1,882 sales in October 2026, decreasing 3.5% compared to September activity and 8.3% compared to October 2025. There were 3,264 new listings — a month-over-month decrease of 11.2% and a year-over-year increase of 2.9%. Inventory levels decreased 6.6% from the previous month and are 15.2% higher than October 2025.

Average selling price across all residential property types decreased by 2.0% from the previous month to $457,641, a price 0.5% higher than October 2025. The MLS® Home Price Index (HPI) composite benchmark price in the GEA was $417,200, increasing 9.4% from September 2026 and 7.2% year-over-year.

“Activity is tapering off seasonally as sales, new listings and average prices decreased last month. Certain property types did have a small rebound in sales and average price, but with higher inventory overall, it’s a fluctuation rather than a trend. We’re likely to see gains stall or reverse as the year comes to a close.
Sellers seeing declining activity shouldn’t be discouraged, however. This season is when serious buyers are looking, and while they may have plenty of options, the right home can still compete.
